The stones are moving. The grout is cracked. Water is getting under everything, and it’s turning into a tripping hazard right at the front door. Or the front steps are cracked, loose, or sinking, and every guest and every delivery has to walk up them.

Mortar over loose stones lasts one season. The fix is underneath. Here’s how we do it.

I’ve seen a lot of walks where somebody troweled mortar over loose stones and it lasted one season.

I run VistaVerde, a masonry and hardscape company here in Montgomery County. I grew up in Takoma Park and I’ve been in the county going on three decades now.

I started VistaVerde in January 2024. These days we build patios, walkways, walls, steps, and stonework across Montgomery, Howard, and Prince George’s County. We’re licensed in Maryland, MHIC #157795.

Nothing moves underfoot

We fix what's underneath: the base, the slab, the joints. Mortar troweled over loose stones lasts one season, so we don't do that.

It matches the house

Brick risers matched to the existing brickwork, joints pointed to match the old color. The repair reads as one piece, not a patch.

Only what needs it

We pull the joints that failed and reset the stones that moved. When there's no base left, we tell you that too, in writing, before anything starts.

Questions we get a lot

Often, yes. If the stones have come loose but there’s still a solid base, we pull the failed joints, re-bed the loose stones to grade, and repoint to match. When there’s no real base under the stone, or the slab underneath has cracked through, a rebuild is the honest answer, and we tell you that in writing.

Water gets into the joint and freezes over the winter. Every freeze pushes the stone a little and opens the joint a little more. Mortar troweled over loose stones lasts about one season. The fix is underneath.

We point the joints to match the old color, so the repair reads as one piece and not a patch.

Most repairs take one to four days. A rebuild with a new base takes longer, and we wait for the concrete and mortar to cure before anything gets sealed. Your proposal says how long.
